What Builds Up in a Storage Tank
Stored water is not static. Over time three things accumulate, and none of them are visible from the tap.
Sediment
Fine particles carried in with the supply settle and form a layer on the tank floor, which is then disturbed every time the tank refills.
Biofilm
A film forms on internal surfaces over time. Warmth accelerates it, which in Dubai means roof tanks in particular.
Debris
Poorly sealed lids, damaged covers or open inspection hatches let dust, insects and worse into the tank between cleans.
How the Clean Is Carried Out
Drain the tank
The tank is emptied and the water discharged. The supply is off during this stage, so timing is agreed with you in advance.
Clean the interior
Sediment and residue are removed from the floor, walls and ceiling of the tank, including corners and around the inlet and outlet.
Wash and rinse
Surfaces are washed down and rinsed until the rinse water runs clear.
Disinfect the tank and pipework
The tank is disinfected, and the pipework it feeds is flushed through so the treatment is not left sitting in the tank alone.
Refill and check
The tank is refilled, the lid and seals are checked, and any damage or defect we noticed is reported to you.
The supply is off for part of the visit, so we agree the timing with you before attending — for occupied villas that usually means during the day, and for restaurants, clinics and offices it usually means outside trading hours. We report what we find. If a lid, seal or cover is damaged and letting contamination in, cleaning the tank alone will not fix it. You will be told so it can be dealt with, and it is usually a handyman job rather than a specialist one.
What Affects the Price
We do not publish a fixed price for tank cleaning, because a single roof tank on an apartment and three underground tanks at a villa are very different jobs. These are the factors that set it.
Tank size and number
Capacity and how many tanks the property has. Villas frequently have more than one.
Location and access
Roof, ground level or underground, and how easily equipment reaches the hatch.
Condition
A tank on a regular schedule cleans faster than one that has not been opened in years.
Property type
A villa, an apartment building and a commercial premises differ in tank arrangement and in how the water-off window has to be handled.
Timing
How long the supply can be off, and whether the work has to happen outside occupancy or trading hours.
Pipework flushing
How much distribution pipework is fed by the tank and needs flushing through after disinfection.
When to Book a Clean
There is rarely one dramatic sign. It is usually something small that has crept in gradually, and the tank is the last place anyone thinks to look.

Why does a water tank need cleaning?
Sediment settles, biofilm forms on internal surfaces and debris enters through damaged lids or hatches. None of it is visible from the tap. Cleaning removes the accumulation and disinfects the tank and the pipework it feeds.
How often should a tank be cleaned?
It depends on the tank, its location and condition, how much water passes through it and how well it is sealed. We will recommend an interval after seeing it rather than applying a blanket figure.
What are the signs my tank needs cleaning?
A change in taste or smell, cloudiness or particles at the tap, sediment collecting in filters and shower heads, or a lid or cover that is damaged. If no one knows when it was last cleaned, assume it is due.
How long is the water supply off?
The supply is off while the tank is drained, cleaned and refilled. The window is agreed with you in advance so it lands at a time that suits the property, and for commercial premises that usually means outside trading hours.
Do you clean the pipework as well as the tank?
Yes. The pipework fed by the tank is flushed through after disinfection. Cleaning the tank and leaving the distribution pipework untouched only does half the job.
Do you clean underground and roof tanks?
Both, along with tanks in commercial properties. Access is checked before quoting, because it affects how the work is carried out and what it costs.
