Sockets, switches, containment and data outlets set out to the new desk positions rather than to where the last tenant left them.

Carpet tile, vinyl, tiling and skirting, plus paintwork and making good after partition and services work.

Joinery

Reception counters, storage walls, pantry units and meeting-room furniture built to the measured dimensions of the space.

HVAC Alterations

How an Office Renovation Runs

  • Site visit and measure

    We walk the floorplate, record the existing partitions, ceilings, power, data and HVAC, and go through how you need the space to work.

  • Scope and quotation

    You receive a written quotation itemised by trade and by system, so you can see what each part costs and remove anything outside the budget.

  • Setting out

    The agreed layout is marked out on the floor before anything is built, so the room sizes and circulation can be checked in the real space.

  • Strip out and protection

    Redundant partitions, ceilings and finishes are removed, and any areas that stay in use are protected and separated from the works.

  • First fix

    Partitions go up, and containment, power, data, lighting and HVAC alterations are installed before anything is closed in.

  • Second fix and finishes

    Ceilings, flooring, joinery, doors, ironmongery and paintwork are completed in sequence.

  • Snagging and handover

    We walk the space with you, list what needs correcting, close it out, and clean before you take occupation.

We do not publish office renovation prices, because these are the things that actually move the number. A site visit is what turns them into a figure.

Area and partition run

Cost follows the linear metres of partition and the number of enclosed rooms far more closely than it follows the floor area.

Partition specification

Drywall, blockwork and glazed systems sit at very different price points, as do acoustic-rated partitions for meeting rooms.

Services density

The number of sockets, data outlets and light fittings, and how far they sit from the existing distribution, changes the electrical scope substantially.

Ceiling and HVAC works

Reworking ceilings almost always pulls in lighting and air-conditioning alterations, because the three share the same plane.

Occupied or vacant

Work that has to happen around a functioning office is phased and sequenced differently from work in an empty unit, and that shows in the price.

Finish level

Flooring, joinery and ironmongery specifications vary widely, and are one of the largest single variables in any commercial quotation.

Primo does not quote an office renovation without seeing the space. Anything priced from a floor plan alone will change once someone measures it on site.

Can the office stay open during the work?

Often, yes, where the works can be separated from the areas still in use. It changes how the job is phased and sequenced, so we confirm what is practical on the site visit rather than promising it up front.

Do you handle the electrical and data cabling?

Yes. Power, containment and data outlets are set out to the new layout as part of the same scope, rather than being left for you to arrange separately.

Can existing partitions and ceilings be reused?

Sometimes. Sound drywall and grid ceilings can often be adapted rather than replaced, which is usually the single largest saving available. We assess what is reusable on the site visit.

Will the air conditioning still work after the layout changes?

Supply and return points are relocated and rebalanced as part of the works when partitions move. Leaving this out is the most common reason a reconfigured office ends up with rooms that are too hot or too cold.

Can we phase the work floor by floor or area by area?

Yes. Phasing is agreed before pricing, because it affects sequencing, protection and how many times each trade has to return to site.
