An AMC does not mean everything is free. It covers keeping your systems running properly. Where equipment has failed or reached the end of its life, we explain the issue, recommend a course of action and quote it separately. Nothing outside the agreed scope is carried out without your approval.

Some disciplines apply only where the systems exist — water tank cleaning where there are storage tanks, kitchen extract where there is a commercial kitchen. AC duct cleaning is a specialist service and is not part of a standard contract; it can be added or quoted separately at the recommended interval.

We do not publish a starting price. A villa, a restaurant with kitchen extraction and a labour-only office contract are different products, and a single figure would mislead more people than it helped. These are the factors that actually set the number.

Common Questions

Does an AMC mean everything is covered?

No. An AMC covers preventive maintenance, scheduled inspections, testing and routine servicing of the systems in your contract. Where a component has failed or needs replacing, we assess it, explain the recommendation and quote it separately for your approval. Nothing outside the agreed scope is carried out without you agreeing to it first.

Do you offer fixed packages?

No. There are no Bronze, Silver or Gold tiers. We assess the property and agree the scope based on the type and size of property, the systems to be covered, the disciplines you want included and the maintenance objectives. The contract is built around your property rather than the other way round.

Can I choose only the services I need?

Yes. Contracts are modular. Clients commonly take AC only, AC and plumbing, AC and electrical, or general property maintenance across several disciplines. You are not required to buy anything you do not need.

Is AC duct cleaning included?

No. Duct cleaning is a specialist service rather than routine preventive maintenance, so it sits outside a standard contract. It can be added to your scope or quoted separately at the recommended interval. See AC Duct Cleaning for how it is carried out.

Is refrigerant top-up included?

No, and it is worth explaining why. A properly functioning system should not need routine gas top-ups. If refrigerant is low, something is leaking, and the right response is to find and repair the leak rather than keep adding gas. Refrigerant and leak repairs are quoted separately unless your contract specifically includes them.

Do you cover both residential and commercial properties?

Yes. Residential contracts are service-based and built around the systems the owner wants covered. Commercial contracts can be labour-only or extended, and are planned around the client’s operations. Our strongest commercial sectors are hotels and hospitality, restaurants and cafés, offices, retail, property management companies and residential communities.

How often will you visit?

That is agreed during scoping rather than set by a standard package. Frequency depends on the property, the systems covered, occupancy, how heavily the equipment is used and any manufacturer recommendations that apply. For restaurants, kitchen extract maintenance usually runs on its own schedule, driven by cooking volume and type.

What if I only need one repair?

Then book the repair. An AMC is for properties with ongoing maintenance requirements. For a single isolated issue you will get better value from the individual service, and we will tell you so rather than sign you up to a contract.
